POSITION SUMMARY:
The Facilities Equipment Engineer ensures the daily operational reliability of all facility systems supporting manufacturing. This role is hands-on, fast-paced, and critical to maintaining uptime across systems including but not limited to: HVAC; DIW, ROW, PCW, and CW; compressed air and vacuum, industrial gas and chemical delivery, electrical distribution, process and building plumbing, and cleanroom environments. The engineer will execute preventive maintenance, respond to urgent equipment failures, monitor system health, and partner closely with manufacturing, equipment, and process engineering teams, and facilities leadership to keep production running smoothly.
This position complements the Facilities Project Engineer by owning day-to-day operations, troubleshooting, technician leadership, and reliability improvements.

Salary range for position: $115,000 - $160,000, commensurate with experience.
Knowledge: Has deep knowledge of high-tech manufacturing facility systems and uses professional concepts and company objectives to resolve complex issues in creative and effective ways.
Job Complexity: Works on systems where analysis of situations or data requires a deep understanding of the connectivity of the building systems, what they impact, and how to resolve issues quickly. Exercises judgment in selecting methods, techniques, and evaluation criteria for obtaining results. Internal and external contacts often pertain to company plans and objectives.
Supervision: Be able to work self-directed, determining methods and procedures on new assignments. This role will also supervise 4 to 10 facilities maintenance technicians, providing direction, prioritization, technical guidance, and performance leadership to ensure consistent, high-quality execution of daily tasks and preventive maintenance.
Experience: Typically requires a minimum of a Bachelor’s degree in Mechanical, Electrical, or related field of engineering and 5 - 8 years’ experience of hands-on successful troubleshooting and preventive maintenance experience in facilities maintenance, facilities operations, or complex manufacturing equipment maintenance in a manufacturing or cleanroom environment.
ESSENTIAL JOB FUNCTIONS:
Preventive Maintenance Execution – Coordinate, schedule, and perform PMs across multiple facility systems using CMMS.
Technician Leadership – Supervise 4 to 10 senior technicians; assign work, review quality, coach technical growth, and ensure consistent execution.
System Uptime & Reliability – Maintain 24/7 operational readiness of all manufacturing facility systems including HVAC (Class 10-1000 cleanrooms), water systems, compressed air and vacuum systems, industrial gases and chemical delivery systems, electrical distribution, and process piping systems.
Troubleshooting & Critical Response – Rapidly diagnose and resolve mechanical, electrical, and control system failures impacting manufacturing.
Vendor & Contractor Coordination – Oversee service providers performing repairs, inspections, and specialized maintenance.
Safety & Compliance – Ensure facility systems meet regulatory, environmental, and life‑safety requirements.
Documentation & CMMS – Maintain accurate PM records, work orders, system logs, and equipment histories.
Facility Inspections – Conduct routine walkthroughs of mechanical rooms, cleanrooms, utility spaces, and production support areas.
On‑Call Support – Participate in a rotating 24/7 on‑call schedule for critical equipment failures.
QUALIFICATIONS:

REQUIRED:
5 - 8 years hands-on troubleshooting and preventive maintenance experience in facilities maintenance or complex manufacturing equipment maintenance in a cleanroom or manufacturing environment.
Experience supervising or leading technicians (formal or informal leadership).
Strong troubleshooting skills across equipment and systems of, or related to:
HVAC
Water systems (including DI, RO, PC, Chilled)
Compressed air and vacuum
Industrial gases
Bulk chemical delivery and waste stream systems (i.e. AWN)
Electrical distribution
Process piping and exhaust
Experience monitoring and troubleshooting with control systems.
Ability to read and interpret mechanical, electrical, and piping/plumbing schematics.
Strong communication skills with technicians, supervisors, engineers, managers, and vendors.
Ability to manage multiple priorities in a fast‑paced production environment.
Comfortable working with hazardous chemicals, stored energy systems, and cleanroom protocols.
PREFERRED:
Experience with HVAC control systems and basic BMS/EMS monitoring and troubleshooting.
4 years’ experience in HVAC preventative maintenance, balancing, and assessment
Experience in semiconductor or other high‑precision manufacturing environments.
Experience with Class 10 or similar cleanroom HVAC systems (EPA refrigerant certification).
Familiarity with hazardous waste handling procedures.
Basic fabrication, carpentry, or light construction skills.
PHYSICAL DEMANDS:

Position will require standing or walking 95% of the day, moderate lifting, constant use of hands and wrists to complete facilities-related tasks, and gowning and de-gowning in a cleanroom environment.

Participation in a 24/7 on‑call rotation.
May potentially handle hazardous waste in accordance with the safe work practices defined in Hazardous Communication and Hazardous Waste training programs.
Initial training is required upon hiring and every 3 years thereafter. Employees handling hazardous waste will ensure that waste containers in their work areas are properly labeled, dated, and sealed. Report any incidents involving hazardous waste to supervisor.
